In short: The cheapest studios in London are usually in outer boroughs in zones 3 to 6, near a station with a direct line to where you work. Expect compact space, and sometimes shared facilities if it's really a bedsit. The biggest savings come from choosing the right area and commute, not from accepting a poor-quality flat.

Studio vs bedsit
A studio is self-contained: your own kitchen area and bathroom. A bedsit usually shares a kitchen or bathroom and is often part of an HMO. Bedsits cost less, but check the property has a valid HMO licence if required, and that the shared facilities are clean and safe.
Viewing checklist for a cheap studio
- Is it self-contained, and what's the floor area?
- Damp, mould and ventilation, especially in small spaces
- Heating type, EPC rating and likely energy bills
- Gas safety certificate and electrical safety report
- Is the building licensed (HMO or selective licensing) where needed?
- Security: door entry, locks, lighting
Avoiding scams
Never pay a deposit or rent before you've viewed the property (in person or by a live video call with a verified agent) and seen a tenancy agreement. Since 1 May 2026, landlords can't ask for more than one month's rent in advance or accept bids above the advertised rent. Holding deposits are capped at one week's rent and the main deposit at five weeks'.
