In short: When you buy, your solicitor orders searches to find issues not visible on a viewing. A local authority search shows planning history, building control, road schemes and enforcement notices. A drainage and water search confirms connections and public sewers. An environmental search covers contamination, flood and ground risks. Depending on location, you may need mining, chancel repair or other searches. Searches don't cover neighbouring development applications in detail, so check the council's planning portal too.
