In short: An ensuite room gives you your own bathroom in a shared home, which is often the best value way to live centrally. Check whether you'll be a tenant in a shared house or a lodger living with the owner, as your rights are different. Room sizes

In licensed HMOs, rooms for one adult must be at least 6.51 sq m, and 10.22 sq m for two.

HMO licensing

Mandatory for homes with 5 or more people from 2 or more households; some councils license smaller shared homes.

No more than 1 month's rent in advance and a 1-week holding deposit.
