An annual boiler gas safety certificate is part of a broader CP12 (Landlord Gas Safety Record). It confirms that a qualified Gas Safe registered engineer has inspected and approved the boiler and associated gas appliances in a residential or rental property.
This certificate is required under UK law for all rental properties and is often a key document during property sales, insurance renewals, and mortgage approvals.
The Gas Safety (Installation and Use) Regulations 1998 require that landlords ensure gas appliances, including boilers, are:
Inspected every 12 months
Maintained in a safe condition
Checked by a Gas Safe registered engineer
Documented in a valid gas safety certificate
Failure to comply can lead to:
Up to £6,000 in fines
Criminal prosecution

The boiler's inspection should be included in the Gas Safety Record, typically titled as:

Date of inspection and expiry
Confirmation that the boiler is safe to use
