In short: For lending, tax, accounts, disputes or pensions, you'll normally need a RICS Registered Valuer producing a Red Book valuation. For marketing a sale or letting, an agent's appraisal of achievable price or rent may be enough. Valuers use comparable evidence, the investment method (rent and yield), and for some assets the profits or residual method. Choose a valuer with local and sector experience, check independence, and give them leases, floor areas, service charges and EPCs.
