A CP12 is a Gas Safety Certificate issued by a Gas Safe registered engineer after checking all gas appliances and systems in a property. It confirms they are safe to use and legally compliant.
UK landlords must:
Conduct an annual gas safety check
Retain each CP12 for at least two years
Provide copies to tenants before move-in and within 28 days of each inspection
A CP12 is valid for 12 months from the date of the inspection. After that, the certificate expires automatically, even if all systems passed the check.
Important:
If your CP12 is dated more than 12 months ago, it is no longer valid, and you are legally non-compliant.
Find your most recent CP12 certificate (PDF or printed copy). Look for:
The inspection date
The expiry date (not always listed, but assumed to be 12 months from the inspection)
The engineer’s Gas Safe licence number
If the inspection was:
Less than 12 months ago → Your CP12 is still valid
More than 12 months ago → The certificate is expired and must be renewed immediately
Visit the Gas Safe Register and:
Use the “Check an Engineer” tool
Enter the engineer’s 7-digit licence number
Confirm they were registered and qualified at the time of the inspection
For landlords:
You are in breach of UK gas safety laws
Your property insurance could be void
You risk fines, prosecution, or tenant complaints to local authorities
You cannot legally start a new tenancy without a valid CP12
For tenants:
Your safety could be at risk due to uninspected appliances
You have the right to request an up-to-date certificate
