In short: Lakes come up for sale on their own, as part of estates, or with a house. Buyers include families wanting a private amenity, conservation buyers, and people planning leisure businesses such as angling, glamping or open-water swimming. Ownership brings real responsibilities: dam and bank safety, water quality, public liability and, for larger raised reservoirs, legal safety duties.
| What you want | Look for | Watch out for |
|---|---|---|
| A private lake with a home | Lakeside houses or estates with water | Flood risk to the house, maintenance of banks and outflows |
| Wildlife and conservation | Mature lakes with reed beds and woodland | Designations (SSSI) that limit what you can do |
| Leisure business | Good road access, parking, existing consents | Planning permission for change of use, business rates, insurance |
| Angling | Stocked waters with fishery history | See our guide to fishing lakes for detailed fishery checks |
Legal duties of lake ownership
- Reservoir safety: if the lake is a large raised reservoir, you must register it with the Environment Agency (in England) and appoint qualified engineers for inspections.
- Water rights: taking water for irrigation or topping up may need an abstraction licence; changing inflows or outflows may need consent.
- Invasive species: you're responsible for controlling certain plants and animals.
- Public safety: signage, rescue equipment and insurance, especially if you open the lake to the public.
Before you buy a lake
- Survey of banks, dams, spillways and outflows
- Water quality and depth survey
- Environment Agency registration status and inspection reports
- Any abstraction licences and whether they transfer
- Access rights and public footpaths
- Planning history and designations
- Running costs: weed control, silt removal, fencing and insurance
