In short: A Category A fit-out is the landlord's basic finish: raised floors, ceilings, lighting, air conditioning and toilets. Category B is the tenant's own layout: partitions, meeting rooms, kitchens, furniture, IT and branding. Costs vary widely with specification, size and building age, so get several quotes against the same brief. Before you commit, negotiate a rent-free period to fund the work, get the landlord's written consent for alterations, and agree what must be removed at lease end to limit dilapidations.
