In short: An estate agent's market appraisal estimates what your home will sell or let for, and is usually free. A RICS Red Book valuation by a registered valuer is a formal report used for probate, divorce, tax, lending and disputes. Online estimates are quick but can be far off for unusual homes. In a changing market, use recent sold prices and local agent knowledge, and get a formal valuation when the figure has legal or tax consequences.
