In short: Standard home insurance usually doesn't cover a let property, so landlords need landlord insurance: buildings (often arranged by the freeholder for flats), landlord's contents, property owner's liability, and optional rent guarantee and legal expenses cover. Tell your insurer the property is let and who lives there, as HMOs, students or vacant periods can affect cover. Claims go more smoothly with inventories, inspection records and prompt repairs. On properties we manage, Fraser Bond can help gather evidence and organise contractors.
