In short: Letting rules have become far more complex: the Renters' Rights Act 2025 ended Section 21, made periodic tenancies standard and limited rent increases to once a year via the proper process, alongside safety certificates, deposit protection, right to rent checks and licensing. A good letting agent handles marketing, referencing, compliance, rent collection and repairs, and reduces voids. The fee is worth it if it saves you more in time, voids, arrears and legal risk than it costs.
