How to choose a luxury new-build home in London
Who builds prime homes in London
Many of London's best-known schemes come from long-established developers and landed estates. Examples include:
Homes run with a hotel brand, such as the Raffles-serviced OWO Residences in Whitehall and Four Seasons at Twenty Grosvenor Square.
Landed estates such as Grosvenor in Mayfair and Belgravia, and the Cadogan estate in Chelsea, manage and develop large parts of their areas.
Developers such as the Berkeley Group deliver whole neighbourhoods, often with gyms, concierge and landscaped grounds.
Historic buildings turned into apartments, such as Centre Point Residences by Almacantar.
Projects such as Chelsea Barracks by Qatari Diar, built around new green spaces.
Smaller firms delivering a handful of high-spec homes on a single street.
How to compare developments
| Factor | Questions to ask |
|---|---|
| Track record | Has the developer finished similar schemes on time and to spec? Visit one if you can. |
| Warranty | Is there a 10-year new home warranty? Is the developer signed up to the New Homes Quality Code? |
| Service charge | What is the budget per year, and what does it cover (concierge, spa, security)? |
| Tenure | Leasehold or share of freehold? How long is the lease? Is there ground rent? |
| Specification | What is included, and what are the costs of upgrades and alterations? |
| Completion date | How firm is it, and what happens if it slips? |
| Letting rules | Are short lets or certain tenancies restricted by the lease or the building? |

Budget for stamp duty
Stamp Duty Land Tax can be a large part of a prime purchase. This calculator uses the standard residential rates in England from 1 April 2025, with optional surcharges for additional homes and non-UK residents.
An estimate for England only. It does not cover first-time buyer relief, companies or mixed-use property. Confirm with your solicitor.
Buying to let or invest?
- Rental valuation before you reserve, so you know the likely income
- Tenant finding and full management once the building completes
- Liaison with the developer's managing agent and concierge
- Resale advice and valuations when you are ready to sell

Is Fraser Bond a property developer?
No. We are an estate and letting agent. We help buyers compare and negotiate new-build homes, and let, manage or resell them on completion.
How much deposit do I need for off-plan?
Commonly around 10% on exchange after a reservation fee, but some schemes ask for more or stage payments. Your contract will set this out.
What is a branded residence?
A home in a building run with a hotel or luxury brand, offering services like concierge, housekeeping and spa access, usually with a higher service charge.
Can I let my new-build apartment?
Usually yes, but check the lease and building rules. We can value the rent before you buy and manage the letting after completion.
What protection do new-build buyers have?
Most new homes come with a 10-year structural warranty. Developers registered with the New Homes Quality Board must follow the New Homes Quality Code, which includes a complaints route to the New Homes Ombudsman.
