In short: Before letting, get your lender's consent or a buy-to-let mortgage, tell your insurer, and check whether your council requires a licence. You'll need a gas safety certificate, an electrical installation condition report, an EPC of E or above, smoke and carbon monoxide alarms, and to protect the deposit within 30 days. Since May 2026, tenancies are periodic, rent increases follow a set annual process, and you can't ask for more than one month's rent in advance. Fraser Bond offers tenant-find and full management across London.
