In short: Holiday lets lost their special tax treatment when the furnished holiday let regime was abolished from April 2025: mortgage interest relief is now restricted like other residential lets, and capital allowances and some CGT reliefs no longer apply to new spending. Many councils charge up to double council tax on second homes, and to be rated for business rates instead, a holiday let must be available and actually let for minimum numbers of nights. Some areas are introducing planning controls or registration. Returns can still work in high-demand locations, but run realistic numbers.
