In short: A project manager acts as the client's representative on a refurbishment, conversion or development, setting and controlling the budget and programme, tendering and managing contractors, coordinating designers and consents, overseeing health and safety duties under CDM, and running snagging and handover. Fees are often a percentage of construction cost or a fixed fee. They're most valuable on larger or complex projects, or if you can't be on site. Fraser Bond can advise on end values and letting or selling the finished property.
