Note that the law changed on 1 May 2026. Section 21 ‘no fault’ notices were abolished by the Renters’ Rights Act. Possession of an assured tenancy now requires a Section 8 ground — serious rent arrears, sale of the property, a landlord or family member moving in, anti-social behaviour, or breach of the tenancy — and each ground carries its own notice period and evidence burden.
Getting the ground and the notice right first time is the whole job. A defective notice does not just fail; it costs you months. Commercial forfeiture is a separate process and we handle that too.

Yes — valuations for acquisition, disposal, loan security, insurance, tax and accounting, on residential and commercial property. Where a valuation must be Red Book compliant, it is carried out by a RICS Registered Valuer and we will confirm that in writing before we start.
Yes, in valuation and property disputes, with the duty to the court taking precedence over the instructing party. We will tell you early if the evidence does not support the case you want to run.
