We take nothing from any contractor, installer, broker, insurer, solicitor or valuer we introduce, and we will confirm that in writing. In several of these fields the firm that diagnoses the problem also sells the cure, which is precisely the thing to avoid.

Pass-through at cost

Certificates, works and third-party fees are shown to you at what they cost. Our fee is visible on top rather than buried inside, so you can always tell what you are paying us for.

We will tell you not to buy

If your lease is long, your building is well run, your portfolio is compliant or your flat is tenanted and competently managed, the honest answer is that you do not need the service. We would rather say that in the first conversation than in month four.

A great deal of property regulation is reported as settled when it is a consultation or a proposal. On these pages we mark what is statutory, what is policy and what is merely proposed — including where that undercuts our own sales pitch.
