In short: Property scams range from fake off-plan schemes promising guaranteed returns, to unregulated "investment clubs", fake rental listings that take holding deposits, and payment-diversion fraud where criminals send fake bank details during a purchase. Before paying, check the company on Companies House and the FCA register, check who owns the property at HM Land Registry, verify bank details by phone with your solicitor, and be wary of guaranteed returns. If you've been scammed, contact your bank immediately, report to Action Fraud, and keep every document.
