Public records for property research
The Land Registry has no record for a property. What does it most likely mean?
Why people search, and how we can help
We can write to owners for you and negotiate a sale that never reaches the portals.
Find the owner, then contact the council's empty homes team if the property is causing problems.
Contact the owner about boundaries, repairs or a shared wall.
Find the freeholder or managing agent for lease extensions or repairs.
Approach owners of vacant shops or offices about leasing.
We offer valuations, tenant finding and full management.

Frequently asked questions
Is it legal to find out who owns a property?
Yes. The Land Registry register is public, and anyone can download a title register for a fee.
How much does a title search cost?
The Land Registry charges a small fee per document. Check the current price on GOV.UK.
Will the register show the owner's phone number or email?
No. It shows names and up to three addresses for service, which may be a postal address or an email.
What if the owner has died?
The title may still show their name. A probate search on GOV.UK can show who is dealing with the estate.
Can Fraser Bond contact an owner for me?
Yes. If you want to buy or rent a specific property, we can write to the owner on your behalf.
