Method, sources and limitations

Every figure in this section comes from live instructions on this site and is recalculated when the data changes. This page states how, and what the numbers are not.

Recalculated 1 November 2026 from live instructions.

In total 80 instructions were excluded from the rent tables as mis-tagged. They are not errors in the published figures — they are the reason the published figures can be trusted.

How to read this

What these figures are. Medians and quartiles of asking rents across all available grades. They are not prime rents, not Grade A rents, and not an index. Published prime figures sit above them by construction, because a prime rent describes the best floor in the best building and a median describes the stock as a whole.

Source. Live, available instructions held by Fraser Bond. Not Land Registry, not completed transactions, not a market-wide index.

Quoting, not achieved. Every rent is an asking rent. Achieved rents settle below asking in most markets, and the gap widens as incentives lengthen.

Price type. Only instructions explicitly recorded as Per Sq ft are used. Monthly and weekly quoted stock is excluded rather than converted.

Outlier rule. A per-square-foot figure is used only between £1.00 and £500.00. Prime Mayfair tops out near £200 in reality, so the ceiling is deliberately generous; values above it are capital figures or annual rents entered against the wrong price type.

Geography. Classified from the recorded region, cross-checked against town names, with every disagreement reviewed. London and everything outside it are shown in separate tables and never averaged together.

Minimum sample. 8 or more live instructions per submarket. Smaller submarkets are omitted rather than published with a caveat.

Quartiles. Nearest-rank on the sorted sample.

Deliberately absent: yields. Net initial, equivalent and reversionary yield and WAULT all require passing rent, ERV, lease expiry and break dates on the same asset. A listings database does not hold those. A yield computed without them is a guess wearing a decimal point.

Deliberately absent: capital value per sq ft. The field that might have separated sale stock from lettings records property type — flat, room, furnished apartment — rather than tenure, so sale and letting prices cannot be reliably told apart. Until tenure is recorded properly this figure is not published.
