London retail and mixed-use rents per sq ft

Quoting rents from 43 live London retail and 33 mixed-use instructions, as at 1 November 2026. These samples are much smaller than office and are published as indicative, with the counts shown so you can judge each row for yourself.

Recalculated 1 November 2026 from live instructions.

58 instructions carried a figure outside £1–£500 despite being tagged per sq ft and were excluded. One of those mis-tags reached an earlier version of this page as a quoted upper quartile; it is gone.

Read this before the table. These are medians across all available grades, not prime headline rents. Published prime and Grade A figures quote the top of the market — one refurbished floor in one building — so they sit well above the numbers here, and they should. Neither figure is wrong; they answer different questions. A prime rent tells you what the best space costs. A median with quartiles tells you what you will actually be quoted across the stock that is genuinely available today, which is the number that budgets a requirement. Almost everyone publishes the prime point. Very few publish the distribution.

Mixed-use, London

Mixed-use quoting rates sit between pure retail and pure office and are shown alongside, because a mixed-use comparable is often the closest thing available to a retail one in a thin submarket.

How to read this

Retail pricing is unit-specific: frontage, return frontage and pitch move the rate more than the submarket does.

Zone A is the standard retail comparator and cannot be derived from a headline quoting rate. Treat these as a submarket indication, not a valuation input.

Where a submarket shows fewer than twenty instructions, one unusual unit moves the median. The instruction count is in every row for exactly that reason.
