London office rents per sq ft, by submarket

Median quoting rents from 1,424 live London office instructions across 24 submarkets, as at 1 November 2026, with lower and upper quartiles for each.

Recalculated 1 November 2026 from live instructions.

22 office instructions tagged Per Sq ft carried a figure outside £1–£500 and were excluded as mis-tagged capital values or annual rents.

Read this before the table. These are medians across all available grades, not prime headline rents. Published prime and Grade A figures quote the top of the market — one refurbished floor in one building — so they sit well above the numbers here, and they should. Neither figure is wrong; they answer different questions. A prime rent tells you what the best space costs. A median with quartiles tells you what you will actually be quoted across the stock that is genuinely available today, which is the number that budgets a requirement. Almost everyone publishes the prime point. Very few publish the distribution.

How to read this

Only instructions where the price type is explicitly recorded as Per Sq ft are used, so nothing mixes a rent with a capital value.

The Q3/Q1 spread is the ratio of upper to lower quartile: the prime-to-secondary gap inside a single submarket. A tight band means homogeneous stock. A submarket quoting 3× has two markets inside it, and an average would describe neither.

A submarket appears only with 8 or more live instructions.

Quoting rents exclude rent-free periods, capital contributions and stepped rents, all of which move the effective rent below the headline.
