In short: Rent guarantor services act as your guarantor for a fee, usually a percentage of the annual rent paid upfront or monthly. They suit international students, people new to the UK, the self-employed and anyone without a UK homeowner to act as guarantor. Check what the provider covers, whether your landlord accepts them, and the total cost.
| What to compare | Why it matters |
|---|---|
| Fee and how it's charged | Can range widely; check if it's refundable if you don't get the property |
| Eligibility | Some cover students only; others cover professionals and the self-employed |
| Cover | Rent only, or rent and damages; any cap |
| Landlord acceptance | Not every landlord or agent accepts every provider |
| Reviews and claims history | How the provider deals with landlords and tenants in practice |
Alternatives to a guarantor service
- A UK family member or friend as guarantor
- Showing savings that cover a period of rent
- A higher-earning joint tenant
- Council deposit or guarantee schemes
- A property where the landlord has rent guarantee insurance
Note on rent in advance
Since 1 May 2026, landlords in England can't ask for more than one month's rent in advance, so paying many months upfront is no longer an option. Guarantor services have become more important as a result.
