In short: Taking someone's name off a property is called a transfer of equity. A solicitor prepares a TR1 transfer, and if there's a mortgage the lender must agree to the remaining owner taking it on alone, usually after affordability checks. Stamp Duty may be due if money is paid or a share of the mortgage is taken over, though transfers under a divorce or separation agreement are generally exempt. Capital Gains Tax rarely applies to a main home. HM Land Registry must be updated.
