In short: You can let your London home without an agent, but you take on every legal duty yourself: safety certificates, licensing, right to rent checks, deposit protection, written terms and repairs. Mistakes can lead to fines or claims. Since May 2026, tenancies are periodic, possession needs a legal ground, and adverts must state the rent with no bidding.
