Houses with Land to Rent | Find Rural & Equestrian Homes Residential Property Services in London

Updated October 2026

In short: Houses with land to rent rarely stay on the market long. They're popular with equestrian families, small-scale growers, dog owners and people working from home who want space. The key is to check exactly what land is included, what you're allowed to use it for, and who maintains it, because these are where rural lets most often go wrong.

What "house with land" can mean

TypeWhat you typically getWatch out for
House with large garden or paddockUp to an acre or two for recreation, dogs, vegetable growingWhether livestock is allowed at all
Equestrian propertyPaddocks, stables, tack room, sometimes a manègeFencing standards, water supply, muck heap rules, planning for stables
SmallholdingSeveral acres, outbuildings, possibly polytunnelsWhether a separate agricultural agreement is needed for the land

The paperwork: house and land can be let differently

The house is usually let on a standard residential tenancy. If you'll use the land mainly for a business, such as commercial grazing, livery or growing for sale, it may be let separately on a grazing licence or a Farm Business Tenancy, which have their own rules and notice periods. Make sure you understand which agreement covers what.

Questions to ask before you sign

  • Exactly which land is included? Ask for a plan with the boundaries marked.
  • What uses are permitted: horses, chickens, sheep, business use?
  • Who maintains fences, hedges, gates, ditches and water troughs?
  • Is there mains water to the paddocks, and who pays for it?
  • Are there public footpaths or rights of way across the land?
  • Who is responsible for weeds such as ragwort, and for grass cutting?
  • Is the property on mains drainage or a septic tank or treatment plant, and who empties it?
  • What are the broadband and mobile signal like?

Costs to budget for

Beyond the rent, rural homes often have oil or LPG heating, private drainage servicing, higher council tax bands and higher insurance, including liability cover if you keep animals. Allow for fencing repairs if the agreement makes them your responsibility.
