In short: Letting agents in England are paid mainly by landlords. The two main services are tenant-find (a one-off fee to market the home, reference and set up the tenancy) and full management (a monthly percentage of the rent to collect rent, handle repairs, inspections and compliance). Some agents charge for extras such as inventories. Since 2019, agents can't charge tenants fees beyond rent, capped deposits and a few permitted payments. Fraser Bond explains every fee upfront.
