In short: In a joint tenancy, all tenants are jointly responsible for the rent. With periodic tenancies, now standard in England, a valid notice from one joint tenant can end the tenancy for everyone. The smoothest route is usually for the landlord, the leaving tenant and the remaining tenant to agree a new tenancy or a replacement tenant, with the deposit re-registered and the remaining tenant referenced.
